Hi Everyone

We're looking for a buyer for our 2-flat in Sun Prairie, Wisconsin and 
I'd like to pass some information on to you about it, so you can pray 
with us and in case you know someone who might be interested.

First of all, zoning allows many uses: you can put a business downstairs 
and live upstairs, or rent out both flats, or occupy one or both flats, 
or some combination of the above.

Second, the building could be modified to make it into a three flat - 
there's enough room in the attic for a small one-bedroom or a large 
efficiency apartment. There are also other spaces that could be expanded 
into.

Third, we're asking $209,000 (reasonable for our market). We're looking 
for someone who can close soon, because we'd like to move before school 
starts. It's an older home, no major problems, but a do-it-yourself-er 
could have a lot of fun with this.

Fourth, we have stable renters (5 years!) on a month-to-month lease 
upstairs.
